Process
Pre-Qualification
  1. Allows Mastermind Real Estate Group to assess the appropriate financing program that will maximize your cash flow.

  2. 48 hours from receipt you will be contacted by a financing representative to discuss options.
Reservation Form
  1. Identify the property/properties that you wish to purchase.

  2. This form can be filled out online and emailed or you may print it and fax.
Reservation Fee Into Escrow
  1. A $2500 deposit per property is required to secure your property/properties.

  2. This is done to secure the property for the buyer and to demonstrate the seriousness of the buyer to Mastermind Real Estate Group. A significant amount of labor goes into readying a property and we don't want to incur the costs or have a property tied up with someone who is not committed.

  3. The deposit is fully refundable for 7 days to allow the buyer time for review.

  4. The complete $2500 deposit is credited to the buyer at the closing of escrow.

Contract
  1. Once fully executed, each buyer will have a full 7 day due diligence period.

  2. If you have chosen financing, the appropriate down payment will be placed into escrow.

  3. Each contract will include:
    • Full Home Warranty*
    • Full Home Inspection Report and Wind Mitigation Report by a fully licensed and certified specialist*
    • Certified Structure and Boundary survey*
    • Full Title Policy reviewed by attorney
    • Delivered with Appliance Package, AC, septic, well, range, refrigerator, dishwasher, microwave*, washer* and dryer* (*where applicable)
    • Full Property Managemen*
    • Pre-Approved Tenant*
    • We-Cosign rental assurance*

Closing

  1. All work associated with the contract should close in 3--25 days depending on contract terms..
